Real Estate Agents Are Walking Dead!
Within 2 years AutoGPT will put most of them out of a job. Period.
As much as I LOVE paying $25k to someone with a $500 certification to unlock 7 doors for me, it's high time this industry was disrupted.
Here's exactly how it'll happen:
ChatGPT = Your nerdy HS friend with no social skills but ended up a millionaire because he had an encyclopaedic knowledge.
AutoGPT = A whole functioning team of that guy above, except:
- Always internet-connected
- Perfect memory
- Integrates with EVERYTHING
Here’s a scenario:
It’s 2025 & Molly is moving from Dallas to Denver.
She knows she wants great schools, low traffic & an open floorplan.
She tells AutoGPT this, so here’s what it does:
Scans Zillow to find available inventory + likely upcoming inventory as well.
Scans Nextdoor & local Facebook groups to find neighborhood secrets that previously only (the best) realtors knew about.
Scans city council minutes to find commentary about growth, road expansion, traffic, schools, new zoning guidelines, new developments, etc
AutoGPT is a local.
Scans crime, economic & demographic databases to see if the area fits what Molly is looking for.
Scans the MLS to analyze floorplans & eliminates the “weird” ones.
Finds pricing inefficiencies, which is unlikely, considering AutoGPT was used when the home was listed as well.
Integrates with local banks & credit unions to negotiate the lowest rate based on Molly’s income and credit data.
Integrates with local title companies to check for issues ahead of time.
Integrates with Molly’s Pinterest boards to know exact the style she prefers.
Integrates with Molly’s email to know her timeline and preferences for moving.
Integrates with moving companies to get pricing for a move
Returns 7 perfect homes for Molly.
All in 13 seconds flat.
She's already saved 9 hours of low value legwork.
Molly says:
“Ok but make sure it’s also 4 bedrooms and at least a quarter acre. Go ahead and look at Aurora, too.”
AutoGPT re-scans everything above in 13 seconds and returns 11 more relevant results.
Molly picks 4 homes and AutoGPT submits 4 competitive offers with escalation clauses, a pre-approval letter from a bank and a sob story letter about how much her family fell in love with the home & can’t wait to make memories there.
Or, Molly tours each home and AutoGPT tells her the whole history of the homes, as she walks through them, with all of their quirks, in a British accent because Molly is a HUGE Bridgerton fan.
She automatically gets access to the home because the algorithm scans her risk profile and clears her.
Can you imagine how much time is saved and bias is removed during this whole process?
I can already hear the objections now:
“But I WaNt a person to walk me through the home. I appreciate the personal touch!”
Do you appreciate an agent’s bias?
What if the listing agent is also your buyer’s agent? Don’t you think they’re a bit biased?
Even if they’re only a buyer’s agent, it’s impossible to remove the bias. Biases include but aren’t limited to:
The home’s proximity to the agent. Closer = convenient = better!
What if the agent is good friends with the seller or seller’s agent?
What if the agent is racist or sexist?
What if the agent has never sold a home before?
What if the agent has never even heard of your favorite neighborhood before but is really good at BSing?
Do you think AutoGPT will struggle with any of those things?
You know how Zillow failed at buying and selling homes at scale? Despite a couple billion and a fancy algorithm?
Well imagine they had AutoGPT and only had to focus on 1 home at a time? Instead of thousands?
The way AI is used TODAY is akin to me using my new iPhone to make fart sounds in 2008.
We aren't even scratching the surface, and it's progressing exponentially EVERY WEEK.
Gone are the days of waiting a year for slight tech upgrades.
It takes a week!
No tech comes close to how disruptive AI will be to MOST jobs.
Not iPhones, computers, crypto or robot vacuums.
Buyers agents will go first, and then listing agents.
We'll have more freedom & time to interact with people of our choosing.
Are you ready?
I hope this made you think! Thanks for reading.
The 80/20 rule is in full effect here:
The top 20% of brokers or agents will harness AutoGPT to supercharge & 10x their business.
80% will get left behind.
If you're reading this you're already more likely to be in the 20%. 95+% of agents have never heard the phrase AutoGPT
What about when the agent or broker showing you the house is also bidding against you for the same house?
Is that a bias/conflict of interest you're ok with?
